We start by reviewing your existing hardwood floors in person. We measure the project area, talk through your goals, and take note of any visible concerns like stains, wear patterns, gaps, or boards that may need attention. You will leave the consultation knowing exactly what to expect and what your options are.

Before the sanding process starts, the areas need to be cleared out. We ask that you remove personal items, breakable belongings, and smaller furniture ahead of time. If included in your estimate, our team can help move larger furniture pieces as well. We also take steps to cover and protect nearby areas to help keep the rest of your home as clean as possible during the project.

This is where the transformation begins. We professionally sand the entire floor to remove the existing finish along with surface scratches, wear marks, and discoloration. Edges and corners are sanded separately to make sure the surface is consistent all the way to the walls. The sanding process opens up the wood and gets it ready for stain and finish.

Once sanding is complete, we go over the floor carefully. Minor gaps, nail holes, or small imperfections are filled as needed at this stage. If we find anything more significant, like boards that need replacing, we will talk through the options with you before moving forward.

Instead of having you pick a color from a small sample card, we apply stain samples right onto your freshly sanded floor. This lets you see how each color will actually look in your home and under your lighting before making your final choice. It’s the easiest way to feel confident in your decision and takes the guesswork out of the process.

Once you have approved a color, we apply the selected stain evenly across the entire hardwood floor. We take care to work consistently with the grain and cover the full surface so the final result looks uniform from every angle.

Once the stain has fully dried, we apply the protective finish to your floors. In most cases, this includes one coat of sealer and two coats of water-based polyurethane. If you have a specific finish or sheen level in mind, we’ll go over those options with you during the consultation. This final layer is what protects your floors and gives them their clean, long-lasting look.

Each coat needs enough time to dry before the next one can be applied. After the final coat is finished, light foot traffic is usually okay once the recommended drying time has passed.

To protect the new finish, rugs and heavy furniture should stay off the floors until everything has fully cured. We’ll give you clear instructions and timelines so you know exactly what to do, and what to avoid, during the drying and curing process.

Before we pack up, we do a walkthrough of the completed work with you. This is your chance to review the finished floors, ask any questions about care and maintenance, and make sure everything looks the way you expected. We want you to feel confident about your floors before we leave.
