Most hardwood floors need refinishing every 7 to 10 years, though high-traffic areas may need attention sooner.
Here are the signs to look for:
If you are seeing any of these, refinishing is almost certainly the right call. We offer free on-site assessments so you know exactly what you are dealing with before committing to anything.
We have been doing this long enough to know that the details matter. Here is exactly what to expect when you work with Atlanta Flooring Solutions, from the first conversation to the final walkthrough:
We start by reviewing your existing hardwood floors in person. We measure the project area, talk through your goals, and take note of any visible concerns like stains, wear patterns, gaps, or boards that may need attention. You will leave the consultation knowing exactly what to expect and what your options are.
Before the sanding process starts, the areas need to be cleared out. We ask that you remove personal items, breakable belongings, and smaller furniture ahead of time. If included in your estimate, our team can help move larger furniture pieces as well. We also take steps to cover and protect nearby areas to help keep the rest of your home as clean as possible during the project.
This is where the transformation begins. We professionally sand the entire floor to remove the existing finish along with surface scratches, wear marks, and discoloration. Edges and corners are sanded separately to make sure the surface is consistent all the way to the walls. The sanding process opens up the wood and gets it ready for stain and finish.
Once sanding is complete, we go over the floor carefully. Minor gaps, nail holes, or small imperfections are filled as needed at this stage. If we find anything more significant, like boards that need replacing, we will talk through the options with you before moving forward.
Instead of having you pick a color from a small sample card, we apply stain samples right onto your freshly sanded floor. This lets you see how each color will actually look in your home and under your lighting before making your final choice. It’s the easiest way to feel confident in your decision and takes the guesswork out of the process.
Once you have approved a color, we apply the selected stain evenly across the entire hardwood floor. We take care to work consistently with the grain and cover the full surface so the final result looks uniform from every angle.
Once the stain has fully dried, we apply the protective finish to your floors. In most cases, this includes one coat of sealer and two coats of water-based polyurethane. If you have a specific finish or sheen level in mind, we’ll go over those options with you during the consultation. This final layer is what protects your floors and gives them their clean, long-lasting look.
Each coat needs enough time to dry before the next one can be applied. After the final coat is finished, light foot traffic is usually okay once the recommended drying time has passed.
To protect the new finish, rugs and heavy furniture should stay off the floors until everything has fully cured. We’ll give you clear instructions and timelines so you know exactly what to do, and what to avoid, during the drying and curing process.
Before we pack up, we do a walkthrough of the completed work with you. This is your chance to review the finished floors, ask any questions about care and maintenance, and make sure everything looks the way you expected. We want you to feel confident about your floors before we leave.
We clean the work areas of sanding dust and debris before we go. Your floors are left professionally finished and ready for use once the proper drying and curing time has passed. The goal is to hand your space back to you in better shape than we found it.
In most cases, refinishing your hardwood floors costs much less than replacing them. A full floor replacement can get expensive quickly once you add in demolition, new materials, subfloor work, and installation.
Refinishing is a much more budget-friendly option and can still make your floors look almost brand new. For many homeowners around Atlanta, it’s the smartest way to refresh their space without taking on the cost of a full replacement.
Refinishing can also help keep perfectly good hardwood out of the landfill. Many older homes in the Atlanta area have solid hardwood floors that were built to last and can usually be refinished several times over the years. Instead of tearing them out, refinishing gives those floors a fresh new life while reducing unnecessary waste.
A refinishing project is a great way to completely change the look of your floors without replacing them.
You can go lighter, darker, more modern, or more natural depending on the style you want. We can also switch you to a water-based finish for a cleaner, updated appearance and fix wear and tear that has built up over the years.
Many homeowners use refinishing as part of a larger home update when remodeling kitchens, bathrooms, or main living spaces.
Our showroom is located at 4538 Hugh Howell Road in Tucker, Georgia, and we travel throughout the Greater Atlanta Metropolitan Area for refinishing projects.
If you are in Tucker, Atlanta, Decatur, Dunwoody, Sandy Springs, Chamblee, Norcross, Lilburn, Druid Hills, Snellville, or Lawrenceville, we can come to you.

If your floors look dull, have visible scratches, or show worn patches where the finish has gone, they probably need refinishing. A good rule of thumb is every 7 to 10 years for busy households. We will come out and take a look for free before recommending anything, so there is no pressure.
In the greater Atlanta area, most refinishing projects run between $3 and $8 per square foot.
A typical 1,000 square foot project lands between $3,000 and $8,000 depending on the wood species, current condition, and finish you choose. Refinishing costs three to five times less than full replacement in most cases.
Most residential projects take 2 to 5 days from sanding through the final finish coat. Larger homes or floors with heavier wear may take a bit longer. We work around your schedule and will give you a clear timeline before we start so you know exactly what to expect.
